As the board of directors has been tasked with maintaining the common property within HOA and has identified areas of deferred maintenance that need attention, it has become apparent that neither the current cash on hand nor future dues are sufficient to complete the necessary maintenance. Mainly due to the age of the roofs, the board of directors has decided to implement an increase to the monthly dues.
In order to collect enough to replace the roofs over the next 5 years within the Hidden Valley Townhouse Association, starting December 1, 2026, the Board of Directors, pursuant to the Declaration of Covenants, Conditions and Restrictions (CC&Rs), hereby authorizes the increase of the monthly assessment of sixty-five dollars ($65.00) to a monthly assessment of one hundred and fifty-five dollars ($155.00). This constitutes an increase to the monthly assessments of ninety dollars ($90.00).
