Due to the maintenance that comes with a development that is over 40 years old and the increased costs of providing regular services, it is necessary to increase the monthly assessment. You have probably noticed the recent maintenance done to the asphalt within the development and will soon see major roofing repairs going on as well. These are just some examples of the maintenance that is necessary to protect and maintain the value of your property…. To meet these costs and commitments, starting January 1, [2014] the Board of Directors, pursuant to the Declaration of Covenants, Conditions and Restrictions (CC&Rs) hereby authorizes an increase in the per unit monthly assessment from $95.00 per month to $100 per month.
