Five Star Resident Perks is a required $15 monthly program included with every Five Star-managed home. Residents enjoy exclusive perks, convenient services, and access to valuable lease advantages designed to enhance the rental experience and provide added peace of mind throughout your residency.
- Online Portal Access & Account Setup – In-office assistance is available to help set up RWA and Autopay, along with full access to the Resident Web Access portal for managing your account with ease.
- Free ACH Payments – Residents receive complimentary ACH payment options through Tenant Web Access for convenient, no-fee online rent payments.
- Flexible Payment Arrangement Options – Payment schedules may be requested to provide added financial flexibility.
- Advance Payment Arrangement Fee Waiver – A $50 late charge waiver is available when an approved early payment arrangement is set up.
- One-Time Payment Arrangement Violation Waiver – A one-time waiver of the $200 payment arrangement violation fee may be granted as part of resident support.
- Courtesy Balance Due Follow-Up – Residents receive proactive courtesy calls for delinquency follow-ups to help prevent additional fees or complications.
- Early Drop Box Late Fee Waiver – Early morning drop box payments on the 6th(before 9 am) may qualify for a late charge waiver when paid in full.
- Payment Arrangement Reminders – Ongoing reminders are provided for active payment arrangement balances to help keep accounts on track.
- NSF Fee Waivers for Electronic Payments – Five Star NSF fees may be waived for eligible electronic payment issues.
- Utility Charge Matching – Utility service charges are matched to the bill when the amount is under $35.00.
- Positive Rental Reporting – On-time and satisfied payment arrangements may be reported positively to rental references when applicable.
- Seamless Transfer Experience – Residents transferring within Five Star Homes receive a smooth, coordinated transition process.
- Transfer Onboarding Fee Waiver – The onboarding fee is waived for eligible internal resident transfers.
- Application Resubmission Waiver for Transfers – Required application resubmission fees may be waived for qualifying transfers.
- After-Hours or Weekend Move-In Access – Flexible move-in scheduling is available for after-hours or weekend move-ins when needed.
- Buy-Out Options – Select lease buy-out options may be available depending on eligibility and lease terms.
- Minor Compliance First-Occurrence Courtesy – A first-time courtesy warning may be provided for minor issues such as noise or animal waste concerns (non-major violations).
- Contact Information Update Courtesy – Residents receive reminders to update contact information without incurring the standard $25 fee.
- Early Termination Charge Adjustment – Early termination fees may be adjusted and are not required at the time of processing when applicable.
- Negotiable Rent Increase Options – When available, rent increase options may be negotiated to support resident retention.
- Accessible Inspection Options -Renewal inspections may be completed virtually for added flexibility, or in-person with a representative for transparency and convenience, when applicable.
- 24/7 Emergency Maintenance Access – A dedicated emergency maintenance line is available around the clock for urgent issues.
- Maintenance Education & Resources – Residents receive access to educational materials and resources for proper home care and maintenance.
- Trusted Vendor Network Access – Residents may access a network of trusted vendors for approved maintenance and service needs.
- Free Business-Hours Lockout Assistance – Management provides free lockout assistance during business hours without the standard $50 fee.
- Secure Key Checkout for Vendors – Approved vendors can securely check out a key from Five Star, allowing maintenance to be completed without requiring you to be home or wait for service appointments.
- Maintenance Payment Arrangement Requests – Residents may request payment arrangements for qualifying maintenance-related costs.
- Damage or Loss-of-Use Assistance – Assistance may be provided for eligible and authorized property damage or loss-of-use situations.
- Security Deposit Discount Options – Eligible residents may receive discounts or adjustments on remaining security deposit balances.
- Digital Security Deposit Access – Residents can view and manage security deposit information digitally for convenience.
- Virtual Renewal Inspections – Renewal inspections may be completed virtually when applicable for added flexibility.
